Ohio Property Value Estimator
See how an Ohio property's true value becomes the taxable value the levies are applied to — the fixed 35% ratio computed exactly — and estimate the property tax that follows.
This is an estimate, not an appraisal. The tool does not value your property; it works through Ohio’s value chain from a figure you supply. It is not an official assessment, tax bill, or professional valuation.

Ohio rules apply. This tool works through Ohio’s value chain only — a different state’s ratios, exemptions and rates do not apply here.

How the Ohio estimate is calculated
The estimator applies Ohio’s verified value chain to the value you enter: the figures that convert a market value into the taxable value the rates apply to, using the state’s own assessment ratio, exemption amounts and cap mechanics. The state does not supply rates — rates are local — so the optional tax estimate uses the rate from your own bill. Every rule number is cited below and was verified from the official source listed.
Limitations
- This is not an appraisal: the true value you enter is assumed, not estimated by the tool.
- Exemptions are not computed — Ohio's homestead exemption is income-tested with locally varying amounts, and no verified figure set is registered on this site.
- Your rate figure must be an effective rate; using a voted (gross) millage total will overstate the estimate inside the 10-mill floor.
- The tax estimate is only as good as the rate you supply, and only applies to the parcel base — special assessments on your bill are not modeled.
Frequently asked questions
- How does Ohio calculate property taxes?
- The county auditor sets each parcel's true value on the state's reappraisal calendar, and the taxable value is fixed by law at 35% of true value. School districts, cities, townships and the county apply their levies to that taxable value.
- Why is the taxable value only about a third of the market value?
- Because Ohio's assessment ratio is 35%. The reduction is intentional and uniform statewide — a taxable value near one third of market value does not indicate an error.
- Does the calculator include the homestead exemption?
- No. Ohio's homestead exemption is income-tested and its dollar reduction varies, so the estimator leaves the base untouched rather than guessing. Your county auditor administers the program and can tell you what applies to you.
- Is this an appraisal?
- No. It is an educational calculation of Ohio's value chain. Official values come from your county auditor; appeals run through the county Board of Revision on DTE Form 1.
